When lime plaster is the right call
Lime plaster is often appropriate where the substrate is older, more moisture-sensitive or designed to work with softer breathable materials. That includes older brick, stone masonry, basements, heritage facades and walls where previous cement-rich repairs have caused fresh damage.
That does not mean lime is automatically right in every case. The important part is that the plaster, the substrate, the joints, any paint layers and the wall's moisture behaviour all work together.
Typical problems with lime plaster and old cement repairs
Common issues include cracks, hollow areas, salts, damp staining, flaking and repairs that are harder than the surrounding wall. Very often the problem is not just the visible surface, but that the wall can no longer dry or move properly.
Older lime plaster is also frequently patched with dense cement mortar. Those repairs can look strong but often move stress and moisture into the surrounding material instead.
What we actually do with lime mortar and lime plaster

On older buildings, a good job is rarely just about applying a new coat. It usually starts with understanding which layers still work and which ones should be removed.
The aim is not to make the wall look newer than it is. The aim is to make it function properly and still look right for the building.
The right lime mortar is more than just choosing something called lime
Lime mortar has to suit the existing masonry, plaster hardness, aggregate, exposure and the overall build-up. A mortar that is too hard can damage older masonry, while the wrong build-up can create poor durability or unnecessary maintenance.
We therefore look at compatibility first, not just product labels.
Texture, limewash and the right finish
With lime plaster, the finish is part of the system, not just decoration. We can match texture and appearance so repairs sit more naturally within the building. Where needed, we make a sample area first.
If the wall is going to be painted, the paint system must also be compatible. In some cases limewash is the right choice; in others a mineral silicate system is better. Read more on painting.
Does everything need to come off?
No. Historic England's technical guidance points out that older compatible plaster is often worth keeping when it is still sound and doing its job. That is also our starting point in practice. If the existing lime plaster still works, repairing the right areas is often better than removing too much.
There are cases where larger re-rendering makes sense, but that decision should follow an actual assessment rather than habit.
