What matters more is whether the paint matches the substrate, whether the wall needs to breathe and whether the preparation was done properly.

Technical guidance on mineral silicate paints makes the same point we see in practice: dense film-forming paints can trap moisture, attract dirt and perform worse over time on mineral facades than more open mineral systems.

Preparation decides whether the paint lasts or peels again

Many facade-paint failures are really substrate failures. If the plaster has cracks, hollow areas, salts, detachment or older coatings that are already failing, simply painting over the top usually just postpones the problem.

We therefore assess the substrate first, remove loose material and repair what needs repairing before paint goes on.

Silicate paint, limewash or something else?

The right paint depends on the plaster, the masonry, the existing coatings and how the wall needs to behave. On many mineral substrates, silicate paint or limewash is a better fit than dense film-forming products because the system works more naturally with the wall.

When older paint layers are part of the problem

We often see painted facades where older dense coatings have started peeling, chalking or failing in layers. Sometimes the paint no longer bonds. In other cases, the wall is trying to release moisture but is held back by the coating.

That is why we want to understand what is already on the wall before recommending the next step.

Older buildings, basements and sensitive substrates need more than standard paint

Older render, lime-based facades, natural stone bases, basement walls and listed settings require more material knowledge than standard painting jobs. The wrong coating can disrupt both appearance and performance.

Do you paint both plaster and masonry?

Yes. We work with both plastered and masonry surfaces where the correct paint system for the substrate is essential. We always start by understanding what the wall is made of and how it behaves.

What paint should be used on plastered facades or masonry?

That depends on the substrate, the existing coatings and how the wall needs to perform. On many mineral facades, silicate paint or limewash is a better choice than dense coatings, but the final decision has to match the actual wall.

Does the plaster need repair before painting?

Often yes. If the plaster has cracks, detachment, hollow areas or weak surfaces, that should be addressed first. Otherwise the new paint is likely to fail early as well.

Can you help with paint-system and colour selection?

Yes. We help choose both the paint system and the colour based on substrate, moisture behaviour, building character and durability. Where appropriate we often recommend mineral systems such as silicate paint.

Can you source the right paint for my painter?

Yes, this is common. We can help source the correct paint system for your painter, and for some projects we also carry out the painting ourselves.

Why does old paint start peeling on plastered facades?

That can be caused by moisture, poor adhesion, the wrong paint system or a weak substrate underneath. On plastered facades, peeling often means the coating and the wall are no longer working together properly.

Can you use ordinary facade paint on lime plaster?

That can be a poor choice. Lime plaster often needs a more compatible and breathable system, such as limewash or silicate paint depending on the substrate. The wrong paint can peel or disturb the wall's moisture behaviour.

Can painting be combined with masonry and plastering work?

Yes. That is often the best route when the substrate needs repair first. We are happy to coordinate the full sequence so masonry, plastering and painting happen in the right order with compatible materials.
